New hotel proposed for Ormond Beach

An Extended Stay America is in the works for a parcel on Interchange Boulevard.

Ormond Beach may soon get a new place for visitors to stay, as Extended Stay America is proposing to build a four-story, 124-room hotel west of I-95 at 275 Interchange Blvd. 

A neighborhood meeting to discuss the project will be held at the Baymont Inn and Suites, located at 175 Interchange Blvd., at 6 p.m. on Thursday, Dec. 6. The developer, ESA P Portfolio LLC, of Charlotte, North Carolina, is seeking a rezoning from B-7 (Highway Tourist Commercial) to a Planned Business Development. This request will reach the city's Planning Board on Jan. 10. 

Planning Director Steven Spraker said that, in the project's first submittal, the developer is trying to reduce the number of total parking spaces required from 186 to 137. 

"The deferral would be 49 parking spaces," Spraker said in an email. "This number may change with the second project submittal."

This won't be the first time this specific parcel of land has been rezoned. On Sept. 19, 2017, the City Commission approved 4-1 a rezoning from B-7 to PBD to  allowing an affordable housing development to be built. The Tomoka Estates Apartments project would later fall through when it was unable to secure a low-income housing tax credit by the state, said Spraker. 

“To the best of my knowledge, they are not pursuing that project anymore," Spraker said.

The land at 275 Interchange Blvd., is near the Southern Trace neighborhood. At the City Commission meeting last year, five people spoke against the Tomoka Estates Apartments development, citing concerns about the project bringing more crime to the area, decreasing their property values and worsening traffic.
