Planning Board approved PBD rezoning for Granada Pointe

Once built, Granada Pointe will be home to a Wawa gas station, a new grocer and various retailers and restaurants.

The Ormond Beach Planning Board unanimously approved a request for a rezoning for the Granada Pointe Business Development on July 13.

Approximately 35 people showed up to the board meeting. The majority was interested in the Granada Pointe Business Development in 600 W. Granada Blvd., which once completed will house a Wawa gas station, a grocery store and various restaurants and retailers.

Planning Board Director Ric Goss said some of the concerns and questions raised by members of the community involved increased traffic congestion in the area, flooding, offsite drainage and loss of tree canopy.

Paul Holub, manager for Granada Pointe Investors, said Granada Pointe was designed to minimize impact to the surrounding residential areas, with the landscape buffers, privacy walls and the design of the site’s retention pond.

“From day one, the project’s been designed with the residential area to the south in mind as we develop the site,” Holub said.

He added that the community could benefit from the Granada Pointe development because it will bring initial construction jobs to the area, and additional employment once retailers and restaurants start opening.

The planning board approved his request for rezoning with a few modifications. They increased the distance between Tomoka and the proposed grocery store to eight feet and raised the planned six-foot wall to eight feet as well.

Once approved by the City Commission, Holub plans to break ground in mid-September.
