Gate gas station, Aldi and Tractor Supply Company coming to Belle Terre/State Road 100 intersection

Two more lots on the property are still for sale.

An Aldi grocery store, Gate gas station and Tractor Supply Company store may soon fill the empty 12.9-acre lot on the southeast corner of State Road 100 and Belle Terre Boulevard. 

A master plan for the land, owned by developer Paradise Ventures Palm Coast LLC, had been approved by the city of Palm Coast's planning board on June 3, 2015. At a meeting April 19, the Palm Coast City Council unanimously approved the division of the property into separate lots for the development. 

"I think the developer promised a nice shopping center, and I think he’s producing and coming through with that process," City Manager Jim Landon said at the April 19 meeting. 

The land has about 60,000 square feet of commercial space split between five lots. Three of them are under contract with Aldi, Gate and the Tractor Supply Company; Paradise Ventures is seeking buyers for the other two.

Paradise Ventures is donating a 12-foot strip of land on the east side of Belle Terre Boulevard just south of the intersection with State Road 100 to the city for future right-of-way improvements. Those might include a northbound right turn lane and a crosswalk, and a southbound left turn lane, Senior Planner Bill Hoover told the council. 

The three lots under contract are expected to generate $422,000 in impact fees, Hoover said, and the other two lots are expected to generate $348,000. The improvements are expected to cost about $250,000 to $350,000.
