A new Dunkin’ Donuts is coming to Ormond Beach, replacing a former gas station site at 1535 N. U.S. 1.

The building will span 2,013 square feet and include a drive-thru.

The redevelopment project highlight some of the issues with other existing sites along the same corridor, said city Planning Director Steven Spraker in an email. The site operated as a gas station and convenience store from 1976 to 2007, and has a large non-conforming sign that’s had environmental issues in the past.

The site plan was approved on May 22, 2019, and included the demolition of the sign, the existing building (which has already been torn down) and a 36-foot greenbelt buffer along U.S. 1, Spraker said.

The property has been vacant since 2013. The underground gasoline storage tanks were removed in 2007. The land was annexed into the city in 2013.

Spraker added that the site began participating with the Ormond Beach Brownfield program in 2017, and that the grant obtained helped to perform hazardous substance and petroleum assessments within the designated areas.

The developer has constructed other Dunkin Donuts in Ormond Beach, including the one at 300 S. Nova Road and the one under construction at 250 S. Atlantic Ave. The completion date for this project is unknown.

Starbucks to stand alone

The upcoming Starbucks for the Shoppes on Granada, located at 1246 W. Granada Blvd., is now proposed to be housed in a standalone building, according to city Planning Director Steven Spraker.

An earlier proposal by the developer placed the Starbucks in a building with a second retail space. The existing Starbucks on West Granada Boulevard would relocate to the new building.
