Real estate report

The spring and summer home selling season kicked into high drive in May, pushing both sales and median prices higher across the greater Daytona Beach area.

For May, the Daytona Beach Multiple Listing Service reported that 543 single-family homes were sold with a median home sales price of $245,000. That’s a 3% increase in sales compared to the same month last year, and a 12% jump over sales totals in April, according to an analysis of MLS data by Realtor Ron Wysocarski, broker and CEO of Wyse Home Team Realty in Port Orange.

The median sales price for homes sold across Daytona was 6.5% higher in both monthly and annual comparisons, Wysocarski reported.

Year to date, single family home sales are down by 2.5% across the Daytona area, while prices are up by just over 3%.

“Sales are still running slightly behind last year’s totals, but the numbers are improving,” Wysocarski said.

May 2019: 543 sales, $245,000 median sales price.

May 2018: 527 sales, $229,900 median sales price.

April 2019: 483 sales, $230,000 median sales price.

April 2018: 463 sales, $227,900 median sales price.

Year-To-Date 2019: 2052 sales, $235,000 median sales price.

Year-To-Date 2018: 2103 sales, $227,900 median sales price.

Inventory levels fell slightly lower in May than they were in April. But the totals were better than in May 2018.

Wyse Home Team Realty also analyzed data for key areas where homebuyers shop. Ormond Beach again showed the strongest sales totals in May. Ormond Beach had 142 sales at a $263,500 median sales price.

Daytona area condo sales were up notably in May. There were 148 condo units sold around the Daytona Beach area in May, a 13.8% increase in sales, compared to sales totals in May of 2018. Median sales prices, however, fell by 2%.

Monthly comparisons showed May condo sales were slightly weaker than in April, while median prices were a bit stronger.

May 2019: 148 condo/condotels sold with a median sales price of $207,000.

May 2018: 130 condo/condotels sold with a median sales price of $211,500.

April 2019: 155 condo/condotels sold with a median sales price of $195,000.

April 2018: 146 condo/condotels sold with a median sales price of $207,500.
