WaWa is coming to Palm Coast. The Palm Coast City Council at its March 20 meeting unanimously passed a series of land use measures to prepare for the convenience store’s move to a 9-acre plot of land at the northeast corner of State Road 100 and Bulldog Drive, near Flagler Palm Coast High School.
“We are looking into the future with this plan,” City Manager Jim Landon said at the meeting.
The land, which the city sold to developer Unicorp National Developments, is now designated commercial and public-semi-public and will be rezoned to multi-phase development.
The first phase would include a WaWa convenience store and gas station, plus a stormwater drainage area and improvements to Midway Drive, a driveway leading off Bulldog Drive.
More retail and an additional access driveway would be added in Phase 2.
Because the lot is long and narrow, with its short side facing State Road 100, the city’s land development staff recommended the city allow some minor variations from strict adherence to multi-phase development land development code standards, including setback reductions for the WaWa sign to be placed on Bulldog Drive.
Mayor Milissa Holland asked city staff if the planned construction could affect drainage issues at the nearby high school.
City Manager Jim Landon said the new project won’t contribute to stormwater at the high school and won’t impact drainage there.
The city’s planning board had approved the proposed changes unanimously before the proposals came to the City Council.
“This really is going to be the gateway to a lot of initiatives that we’ve discussed on this council,” Holland said.
