Sawgrass Villas to L-section?

A plan for a 50-unit development is in the works at Leidel and Lee drives. Residents are upset, but City Council member Frank Meeker believes the law is on the developer’s side.

The L-section could someday be the location of a 50-unit multifamily project, known as Sawgrass Villas.

The site of the proposed project is between Leidel and Lee drives, and is owned by Putnam State Bank.

Residents nearby received a letter in the mail mentioning the project and were invited to an Aug. 8 informational meeting.

The city of Palm Coast’s Land Development Code requires that at least one neighborhood meeting be held with property owners in close proximity of a proposed development project to present project details and to receive feedback from neighbors.

Residents of the L-section have been outspoken in hopes of deterring the project coming to their neighborhood. (See Letters to the Editor, Page 6.)

Residents also started the website, www.StopSawgrass.com, which provides information and contacts regarding the project.

“If you live in the Matanzas Woods neighborhood, this project will impact your life!” the website states.

Other potential negatives listed on the site include an increased rental market that is already flooded, increase in crime, more noise, reduction in home values and a threat to the wildlife habitats.

City Council member Frank Meeker, whose district covers Matanzas Woods, said the area was originally zoned for single-family use by ITT Corp.

However, the land was bought by a developer and the land-use designation was changed to multi-family use.

When Palm Coast incorporated as a city in 1999, the designation approved by the county remained intact.

“It’s my belief that if we go to court, we’d lose,” Meeker said Aug. 2.

Meeker, who plans to attend the Aug. 8 meeting, urged residents “not to kill the messenger.”

“I appreciate their honesty,” Meeker said in regard to residents speaking out against the proposal. “I like it when citizens stand up for what they feel is wrong. The law, as I understand it, is on the side of the developer.”

Meeker also suggested that development wouldn’t happen in the immediate future.

The Sawgrass Village Neighborhood Meeting will be 5:30-7:30 p.m. Monday, Aug. 8, at Indian Trails Middle School, 5055 Belle Terre Parkway.

REZONING OF SEMINOLE POINTE
The Palm Coast City Council unanimously approved Aug. 2 the rezoning of approximately 85 acres in Seminole Woods.

The land is near the Integra Woods apartment complex, located at the corner of Seminole Woods Boulevard and U.S. 1. The second phase of Integra Woods is included in the parcel.

There are 310 units already built at Integra Woods, with another 170 proposed.

Robert Dickinson, of Dickinson Consulting Inc. in Palm Coast, represents the developer. He said the process to develop the land is a long process.

“This just paves the way,” Dickinson said Tuesday night. “Makes it a little more comfortable for someone to understand what could develop on this property. There’s still significant work to be done.”

The developer would be responsible for all costs associated with the land.
