Possible future 175-acre development approved in first vote by Daytona Beach Commission

Per its recent zoning changes, the lot could have up to 773 residential units and 160,000 square feet of commercial and industrial space.

The Daytona Beach City Commission has approved a rezoning for a 175.6-acre property on the west side of the city. 

The application is for a future residential and commercial development located between West International Boulevard and Interstate 4. A small portion of the north corner of the property is also going through an annexation application as it lies in unincorporated Volusia County.

The City Commission unanimously approved both comprehensive plan and rezoning amendments for the project, called the Northshore of Daytona Beach Planned District. The land use was changed from low impact urban to mixed use, and the rezoning to a Planned Unit Development. 

According to city documents, the developer is three different parties: Career Com Partnership, Trident Land Trust and Tomoka World Center Land Trust No. 164, is planning to build a mixed-use development for commercial, residential, industrial and natural areas. At a maximum, 25% of the development will be residential, 20% industrial and 15% commercial. The remaining 40% will be preserved natural areas, to include wetlands and unimproved lands. 

The Planned Development will include a maximum of 773 residential units, a mix of multi-family and single-family homes, 826,000 square feet of commercial and 800,000 square feet of industrial.

With this first vote of approval, the application has been sent to the state legislature to review. Once the state has signed off on it, it will return to Daytona Beach on May 20 for a final vote.
