The Hammock’s newest development on the north end of Flagler County will begin vertical construction before the end of January.
Located at 6656 N. Ocean Shore Blvd., Coquina Beach Villas is 13, five-floor homes of over 5,000 square feet in size, including the rooftop level. Blue Oceans Realty owner and broker Jason Soares, the exclusive broker for the Coquina Beach Villas, said the residences prioritize the natural view.
“You can just see for miles and miles around the coastline,” he said. “It’s amazing how many eyes have looked at this project to get it to this point. It's been a labor of love.”
Most of the homes will be at the $3.2 million price tag, with the low-end price at $2.8 million and $3.9 million at the higher end for one of the stand-along single family homes.
The property is at the north end of the Washington Oaks Gardens State Park, on the east side of State Road A1A, with preserved land stretching for miles on the south end. Soares said even the beaches, though publicly accessible, will feel private to residents at Coquina Beach because it's rare to see anyone on the beach in that area.
“You really feel like you have the beach all to yourself,” he said.
Soares said he has been working with developers in the area for the last 15 years. He said he believes it will be impossible to replicate this development in the future because “there’s no more oceanfront left.”
“We really feel like this is one of the last places that you can build new construction on the ocean,” Soares said.
Each home will be five levels: That includes the roof, the garage ground floor and the three living spaces in between. The homes are designed to focus on “the timeless coastal charm,” Soares said, focusing on the ocean views with large, over-sized windows on every floor.
“The idea is that this will still be exciting many years from now,” he said. “The technology, the quality of materials, has really given us the opportunity to design one of the top waterfront-properties on the coast.”
The homes will be semi-customizable for buyers, and the first floor — at 29 feet above sea level — has a show-stopper kitchen and a living room area that opens straight onto the pool deck, with 20-foot high ceilings. The second floor has a loft area, two guest bedrooms with en suite bathrooms and the third floor will be the master suite with an additional “flex” space.
“Every floor of the house has ocean views,” Soares said.
The rooftop entertainment area will also be semi-customizable to buyers. Every Villa will also have a private pool, jacuzzi, outdoor kitchen and built-in fireplace.
The properties already have interested buyers, he said. Out of the 13 homes, several already have reservations. Once vertical construction begins, they will begin taking contracts, he said.
The first property will be finished construction in November, he said, with four-six properties completed by the end of 2026.
Soares said the developer has had to go through a “strict” permitting process to build on the ocean, working with the local government and the U.S. Army Corps of Engineers to meet the necessary requirements.
“To build on the ocean now is much harder than it's ever been, from a permitting standpoint,” Soares said. “We appreciate that because it's all to keep the residents safe.”
