280-acre facility planned for Daytona Beach will have over 2 million square feet of office, commercial space

No residential units will be included on the property, which is located near South Beville Road, between Interstate 95 and Williamson Boulevard.

With a final approval from the Daytona Beach City Commission, VeeCor Property Management group in Daytona Beach is working to bring a 2.8 million-square-foot business park to south Daytona Beach.

The project is called the Florida Logistics Center, according to VeeCor’s website. It will be an industrial business park with an on-site leasing office and both commercial and industrial space available. The website describes the project as a “build to suit” opportunity.

The property is almost 280 acres of land on the west side of the Pelican Bay area of Daytona Beach. 

On VeeCor’s website is a map with a layout of the future facility. It depicts five buildings on the site: a 1,000,000-square-foot distribution facility, a 600,000-square-foot distribution facility and four 165,000-square-foot multi-tenant facilities.

The lot is owned by FL P40, LLC, which is a company owned by the Coraci family. According to the Florida Division of Corporations, the Coraci family owned multiple LLC’s under a “FL P-” name. FL P40 is owned by Lara Coraci Basile. 

The Daytona Beach Commission approved the second reading to change the land use to mixed use and rezone the land to planned development-general at its Oct. 15 meeting. Previously, the property had a mix of different zoning and land use designations. 

The new rezoning applications limits the site to 6 million square feet of office and light industrial use and 100,000 square feet of retail. The development is also limited to 3,000 peak p.m. traffic trips and residential is prohibited, according to meeting documents.

The land is situated near South Beville Road, between Interstate 95 and Williamson Boulevard. Originally, the developer was intending to include 1,500 residential units on the lot, but removed the units from plans after discussions with neighboring Pelican Bay residents.

“We just want to say thank you, the majority of my residents in Pelican Bay, for taking out the residential completely and being good neighbors to us,” Zone 4 Commissioner Stacy Cantu said. 

In an Oct. 18 Facebook post following the meeting, Cantu again thank the Coraci family for “being good neighbors” and agreeing to remove the residential units.

There were concerns about the capacity of Williamson Boulevard, but, Cantu wrote in her post, Volusia County has a project to widen the road there in the works.

According to a Volusia County document on the county road program from fiscal year  2023-2024, the Williamson Boulevard project is one of the critical road projects in that area.

In a presentation to the City Commission on Aug. 6, developer representative Jessica Gow with Cobb Cole said the county was finalizing funding for the road widening project. The Coraci family also agreed to add stormwater retention in two locations on the property for that road widening project.
