Daytona Beach condo sales rose in November

MLS reports show the median condo sales price in November was 21.4% higher than the median sales price in November 2020.

Condo sales rose in November across the Daytona Beach area.

An analysis of Daytona Beach Multiple Listing Service data by Wyse Home Team Realty showed that 177 condo units were sold around the Daytona Beach area in November with a median sales price of $315,000. The number is up 23% from October and 14% higher than in November 2020. Sales volume in November was up by roughly $16 million over last year.  And MLS reports show the median condo sales price in November was 21.4% higher than the median sales price in November 2020. 

“The strong condo sales are a great way to end the year, putting a promising outlook on real estate conditions for early 2022,” said Ron Wysocarski, broker and CEO of Wyse Home Team Realty in Port Orange.

The inventory of available condos dropped slightly in November to 494, down from 502 condo units made active in October. It’s 33.9% percent lower than the 748 available condo units in the Daytona Beach MLS during November 2020.

Year to date, condo sales are up 26.3% and the median condo sales price rose 10.7% over the first 11 months of 2020.

Daytona Beach MLS data for Condo and Condotel Sales combined:

  • Nov. 2021: 177 condo/condotels sold with a median sales price of $315,000.
  • Nov. 2020: 155 condo/condotels sold with a median sales price of $259,400.
  • Oct. 2021: 144 condo/condotels sold with a median sales price of $292,000.
  • Oct. 2020: 206 condo/condotels sold with a median sales price of $258,450.
  • Total Volume Sold in Nov. 2021: $58,838,428.
  • Total Volume Sold in Nov. 2020: $42,509,326.
  • Total Volume Sold in Oct. 2021: $46,048,051
  • Year To Date 2021: 2101 condo/condotels sold with a median sales price of $260,000.
  • Year To Date 2020: 1662 condo/condotels sold with a median sales price of $234,750.

“Daytona’s resort-style condotel units remained a popular option among condo buyers in November, as people prepare their trips for race weeks and bike week in just a few months,” Wysocarski said.

November 2021 Daytona Beach MLS data for Condos and Condotels separated:

  • 149 condos sold with a median price of $350,000. 
  • 26   condotels sold with a median price of $132,000.

  • $1,095,000 condo sales at Ocean Vistas Condos, Daytona Beach Shores on Nov. 29.
  • $875,000 condo sale at Martinique Condominiums, Ponce Inlet on Nov. 16.
  • $795,000 condo sale at Oceans West, Daytona Beach Shores on Nov. 12.
